The Average Cost of a Seattle Kitchen Remodel

Estimating the average cost of a kitchen remodel in Seattle can be challenging because prices can vary widely. However, having an estimate based on our real completed projects can help you plan more effectively. Typically, kitchen remodels in Seattle range from $25,000 to $150,000, depending on the project's scope.

Below, we walk through kitchen remodel pricing by size, quality, and square footage. Remember, this pricing can apply to Seattle, Renton, and the Eastside as well as other areas near the city!

Seattle Kitchen Remodeling Pricing by Size

One of the primary factors that affect the overall cost of your remodel is the size of your kitchen. Here’s an overview of what you might expect to pay based on the size of your space:

  • Small Seattle Kitchen Remodeling Cost (70-100 square feet): For smaller kitchens in Seattle, remodeling costs generally range from $35,000 to $85,000 or higher.

  • Medium Seattle Kitchen Remodeling Cost (100-200 square feet): For medium-sized kitchens, the cost typically falls between $45,000 and $95,000 or higher.

  • Large Seattle Kitchen Remodeling Cost (200+ square feet): A remodel of a large kitchen in Seattle can cost anywhere from $55,000 to $120,000 or higher.

On the low end of these prices above, your kitchen will keep the existing cabinet layout, flooring, and appliances, and you'll get new entry-level cabinets, granite, and plumbing fixtures. On the high-end of these budgets, you'll get wall removal, expansion, new flooring, new appliances and relocation, custom cabinets, exotic granite or quartz, and high end plumbing fixtures.

A-Z Construction Solutions offers a helpful Seattle Kitchen Remodel Pricing Chart that maps out pricing estimates for small, medium, and large kitchens. In the next section, we'll cover pricing estimates and how they can differ by quality.

Seattle Kitchen Remodeling Pricing by Quality

The quality of the materials and finishes you select will also have a significant impact on the overall cost of your Seattle kitchen remodel. Here’s what you can expect based on different quality levels:

  • Good Quality: A “good” quality kitchen remodel in Seattle typically costs between $35,000 and $55,000. This budget covers quality materials that are both durable and attractive, such as granite countertops, new cabinetry, and basic plumbing fixtures. It’s an excellent choice for those who want a beautiful kitchen without overspending.

  • Better Quality: A “better” quality kitchen remodel generally falls within the $55,000 to $75,000 range. At this level, you can expect higher-end materials like quartz countertops, semi-custom cabinetry, refinished floors, and more. This tier offers a good balance between luxury and cost-effectiveness.

  • Best Quality: For those who want nothing but the finest, a “best” quality kitchen remodel in Seattle can easily cost between $85,000 and $120,000 or more. This budget is reserved for top-of-the-line materials and finishes, such as exotic stone countertops, fully custom cabinetry, and high-end appliances. In this category, wall removal, kitchen layout adjustment, and additional services are included.

Cost Per Square Foot for a Seattle Kitchen Remodel

Another method for estimating your Seattle kitchen remodel cost is by calculating the price per square foot. On average, kitchen remodels in Seattle can range from $150 to $300 per square foot. The variation depends on the quality of materials and the complexity of the work. A basic remodel might cost closer to $150 per square foot, while a luxury remodel could exceed $300 per square foot.

Factors That Influence the Cost of a Seattle Kitchen Remodel

Various factors influence the cost of a kitchen remodel in Seattle. Understanding these factors can help you make informed decisions and manage your budget effectively.

1. Scope

The extent of your remodel—whether you’re making minor updates or planning a full-scale renovation—affects the cost. Expanding the kitchen, relocating plumbing or electrical lines, and making structural changes will all add to the overall expense.

2. Materials

The choice of materials also impacts your budget. Custom cabinetry, natural stone countertops, and high-end flooring can drive prices up, whereas more affordable options like laminate countertops and stock cabinets can help you save.

3. Labor

Labor costs in Seattle are relatively high compared to other regions, reflecting the strong demand for skilled tradespeople. Complex installations or custom work require more labor, leading to higher pricing.

4. Kitchen Size

The size of your kitchen directly influences the cost. Larger kitchens require more materials and labor, increasing the overall price. However, the cost per square foot may decrease slightly as the kitchen size increases.

5. Appliances

The type and number of appliances you select can greatly impact the total cost. Professional-grade appliances, smart technology, and custom-built units will add to your expenses.

6. Permits and Compliance

Obtaining the necessary permits and ensuring compliance with local building codes is crucial in Seattle. These permits can add to your costs, especially if your remodel involves significant changes to the structure or systems like plumbing and electrical.

7. Custom vs. Stock

Custom-designed elements like cabinetry, countertops, and fixtures will cost more than off-the-shelf options. If you have specific design requirements, be prepared to invest more in custom solutions.

8. Unexpected Issues

Older homes, common in many Seattle neighborhoods, may have hidden problems like outdated wiring or plumbing, mold, or structural issues. Addressing these issues can add unexpected costs to your remodel.

9. Change Orders

Changes made during the remodeling process can lead to additional costs. It’s essential to have a clear plan from the start to minimize the need for costly alterations.

10. Project Location

Your home's location within Seattle can also influence remodeling costs. Homes in more expensive neighborhoods like Queen Anne or Capitol Hill might come with higher remodeling costs due to local market conditions, while homes in more suburban or developing areas could be less expensive to renovate. Proximity to suppliers and contractors, as well as local labor rates, can also play a role in determining the overall cost of your kitchen remodel.

11. Contractor Solection

The contractor or remodeling company you select can significantly impact the cost and quality of your project. Opting for a reputable company like A-Z Construction Solutions ensures that you receive competitive pricing, a transparent process, and high-quality results. Experienced contractors can help you avoid costly mistakes and complete your remodel efficiently, potentially saving you money in the long run.

The Most Expensive Elements When Remodeling a Seattle Kitchen

When planning your budget for a kitchen remodel in Seattle, it’s essential to understand which elements of the renovation are likely to be the most expensive. Here are some of the key areas where costs can quickly add up:

1. Cabinetry

Cabinetry is often one of the most significant expenses in a kitchen remodel. Custom cabinets, in particular, can be very costly due to the materials, craftsmanship, and labor involved. Semi-custom or stock cabinets are more affordable alternatives, but they may not offer the same level of personalization or fit as custom options.

2. Countertops

The choice of countertop material has a major impact on the overall cost of your kitchen remodel. Natural stone options like granite, marble, or quartz are beautiful and durable but can be expensive, especially if you select a rare or premium variety. On the other hand, laminate and solid surface countertops offer more budget-friendly alternatives, though they may not provide the same aesthetic appeal or longevity.

3. Appliances

Investing in high-end appliances can significantly drive up the cost of your kitchen remodel. Brands like Sub-Zero, Wolf, and Miele are known for their quality and advanced features but come with premium price tags. While these appliances can enhance your kitchen's functionality and aesthetic, they can also add thousands of dollars or more to your overall budget.

4. Flooring

The type of flooring you choose for your kitchen can also be a major cost factor. Hardwood flooring, especially if it’s an exotic or reclaimed variety, can be expensive to purchase and install. Tile and natural stone flooring are also high-cost options, though they offer excellent durability and a premium look. More affordable options include vinyl or laminate, which can mimic the appearance of more expensive materials at a fraction of the cost.

5. Lighting

Custom lighting solutions, such as under-cabinet lighting, pendant lights, and recessed lighting, can add both style and functionality to your kitchen. However, these features can also increase the overall cost of your remodel, especially if you choose high-end fixtures or require significant electrical work to install them.

6. Plumbing and Electrical Work

If your remodel involves moving plumbing or electrical fixtures, or if you’re upgrading to energy-efficient systems, these changes can add to your costs. In some cases, older homes may require additional updates to bring the wiring or plumbing up to current codes, which can further increase expenses.

7. Backsplash and Wall Treatments

The backsplash is a focal point in many kitchens, and choosing premium materials like glass, stone, or custom tile can be costly. Additionally, custom wall treatments, such as Venetian plaster or intricate paint finishes, can add a luxurious touch to your kitchen but come with a higher price tag.

ROI for Seattle Kitchen Remodels

Investing in a kitchen remodel in Seattle can yield a substantial return on investment (ROI), especially in a competitive real estate market. On average, homeowners can expect to recoup 70% to 80% of the cost of a mid-range kitchen remodel when they sell their home. High-end remodels, while offering greater luxury and personalization, typically have a slightly lower ROI, averaging around 60%.

To maximize your ROI, it’s important to strike a balance between quality and cost. Over-investing in features or materials that don’t align with the standards of your neighborhood may not yield the best return. Conversely, under-investing might leave potential value on the table. A-Z Construction Solutions can help you navigate these decisions, ensuring that your remodel enhances both your home’s value and your enjoyment of the space.

Sammamish Kitchen Remodel

In this Sammamish kitchen remodel, It was important to the homeowner to have an island so we updated the layout to allow for that. In this project, we worked with green screen technology to review how the veining would line up together.

Eastside Kitchen Remodel

In this Eastside kitchen remodel, we removed an awkward corner pantry that had minimal organization for their family. The homeowner wanted a chef’s kitchen and was very specific about the appliances needed to cook for his family. A Double oven was a must from day one, and the mini fridge was another request for their young boys. We also added an island to perfect the entertaining experience, the pot filler over the range for convenience, and beautiful quartz to make the space feel luxurious and beautiful.

  • Location: Eastside

Seattle Kitchen Remodel

In this Seattle kitchen renovation, barn doors were incorporated to cover the laundry and the walk-in pantry. Something really cool about these doors is that we incorporated soft-close, a feature less common in barn doors. We removed a window on the range wall to make the space function better for their smaller size kitchen. The two-toned cabinets chosen by the client really played well with the wood tones that were carried from the barn doors.
